700 villas built in Khalifa City for Emirati families

DUBAI // Seven hundred villas for Emiratis have been built in Abu Dhabi by the Abu Dhabi General Services Company, Musanada.

“The Watani project comes within the framework of the utmost attention and continued support of our wise leadership, which is keen to provide the UAE nationals with adequate housing, furnished with all basic necessities for them to enjoy comfort and tranquillity,” said Ali Al Mehairbi, the Executive Director of Buildings and Project Management Services at Musanada.

The project was completed in two phases. In April 2010, Sorouh Real Estate began work on phase one of the development, with work on the second phase commencing in December that year. The project was completed in collaboration with the Abu Dhabi Urban Planning Council, while Musanada oversaw its implementation.

Eng Al Mehairbi said phase one of the project is spread over 43 hectares. It includes 303 villas, each built at a cost of Dh2.27 million. The total cost of the first phase, including infrastructure, was Dh761 million, including infrastructure.

“Throughout the design of the villas, the heritage and tradition of the area was considered of paramount importance,” he said, adding that each villa was 405 square metres.

“Each villa consists of two floors, and includes four or five bedrooms, in addition to a majlis and other services, such as kitchens, bathrooms, garages, maids’ rooms, and other basic necessities for the average Emirati family.”

Phase two of the project is spread over 28.7 hectares and includes 400 villas. Each home was built at a cost of Dh1.95m. The total cost of phase two was Dh780 million, he said. These villas are smaller in size, at 360 square metres, but they also are designed in a way that is “respectful of tradition and heritage”.

“By virtue of its location in Khalifa City A, the Watani Residential Development project in both phases will enable its residents to benefit from the basic facilities and services available in the area, such as schools, clinics, shops, mosques, and other public facilities required by the people,” said Eng Al Mehairbi.
