This Dh34 million countryside home on party island Ibiza has its own orchard

The fully furnished property also comes with a cinema, gym and games room

At first glance, Ibiza’s Villa Pavillion looks deceptively simple. The structure is built with fair-faced concrete, which requires no plaster or veneer; the flat roof, railing-free stairs and simply framed windows channel a rustic vibe; and the bedrooms are positively Nordic. These are all deliberate decisions taken by Bruno Erpicum, the prominent Belgian architect responsible for some of the coolest lofts and converted warehouses in Europe.

Another first impression is that of countryside living, which is a far cry from the hedonistic charms of Ibiza’s Es Cavallet and Salinas party beaches, each a 15-minute-drive away. The vegetation at Villa Pavillion is more the stuff of a dusty Daphne du Maurier novel – sun-bleached grasses, clumpy shrubs and a thicket of trees on all four sides that ensures complete privacy.

And then you start to make the connection. The solid oak wood that dominates beams and counters alike looks like it could have been carved from those very trees, and the ordered atmosphere in the rooms is perfectly in keeping with the unfussy landscape that lies without, yet is never too far away. Erpicum is of the school of thought that architecture should read its environment, and the Ibizan countryside very much informs the interior design of this home, which was built from the ground up last year.

The structure relies primarily on three noble materials – wood, steel and glass – with the latter used to maximum effect. All living spaces are largely confined by glass walls, bringing the outdoors in, including views of Ibiza’s fortified old town Dalt Vila and the sea in the background. The five rooms and eight full baths, too, are dominated by large windows, while two bedrooms are contained in an annex for added privacy; one is an independent apartment. The property’s dual-pane windows are all fitted with state-of-the-art insulation.

A second subterranean annex lies under the pool area, with its own terrace and laundry room. The basement is subdivided into seven sections, which the design team envisions as being dedicated to various activities, such as a cinema, gym, warehouse, games room, cellar and machine room. The 20-metre swimming pool comes with an energy-efficient electric cover powered by solar panels, making it ideal to use any time of the year. LED lamps and a heat pump for heating and air conditioning are some other eco-friendly traits at Villa Pavillion.

The 703-square-metre fully furnished property sits on six hectares of land, and comes with its own orchard, where you can take your pick of fruit from trees such as lemon, orange, pomegranate, fig, apricot, plum, carob, olive, kiwi, quince, apple and pear. This plantation is reached via a camino (walking trail), which also makes its way through the protected forest surrounding the estate.

For all its seclusion and serenity, Villa Pavillion is located a mere 12 minutes from Ibiza airport and 10 minutes from Ibiza town. Beaches and bars aside, the area is also home to Golf Ibiza, which has nine and 18-hole courses. Villa Pavillion is on the market for €8.35 million (Dh33.7 million) with Estela Exclusive Homes.
