For a start, you could buy six or seven of the priciest apartments in JLT for that amount.

The community is vibrant, has plenty of amenities and options galore in terms of towers to live in. It is however aimed at a lower, more affordable budget.

Now though, it is home to one of the finest penthouses in the city. Step forward the Banyan Tree Residences Hillside Dubai.

From the outside it appears a smart albeit fairly standard Dubai mid-rise tower. No dramatic shapes or attempts at architectural wizardry.

It's inside that counts though, and it ticks all of the boxes.

It has the incredible views out of the 4.5 metre floor-to-ceiling windows, taking in much of the Dubai skyline, and who needs a full sea view when you can have the calming effect of looking out over two golf courses?

The furnishings are tasteful, the rooms big and airy – especially the kitchen which comes with a giant island that can be dined at, complete with city views.

The cherry on top is the infinity pool with the dramatic Dubai Marina cityscape in the background. This is where this property is a giant step up from anything else in the JLT area.

Is this the finest property in the JLT area?

Yes, of course. It's a high-end gated community with a single residential tower. Even more than that, I would say it's the finest tower on the market in Dubai right now because of the size of the plot, the community, the features and amenities, and the quality of finishes throughout the building. There's nothing out there that matches Banyan Tree Residences Hillside Dubai.

Why would a buyer go for this rather than the more renowned Dubai Marina?

It's new, fully fitted, and very high-end. The penthouse is brand new and bespoke, and is sold fully furnished, fitted with the best Italian furniture on the market included. It's beautifully put together.

The penthouse is also a full floor which is very rare in itself. It is not near any other tower, so you are not losing any sightlines, despite it being in JLT. Also, there are no empty plots surrounding the community, so you know that there is never going to be any other towers built around it in the future which could compromise the stunning views in all directions.

What kind of interest have you had in it so far?

We’ve had good interest from serious buyers, received a few decent offers, and it looks like we could have a buyer shortly. One, two and three-bed options are also available starting from Dh1.6 million.

How do you find the Ramadan period as far as property sales go?

We haven’t seen any drop off in enquiries. People still making enquiries on a daily basis.
