Spread over three floors, the property offers a different style of living in the marina

A villa in Dubai Marina? Yes, that's correct. Among the tens of thousands of apartments in the area, many in towers stretching more than a thousand feet up, there is a more grounded option available for home buyers.

And what may surprise some is that it falls into what can be considered the "affordable" bracket, as opposed to the whopping villas in the likes of Emirates Hills and Palm Jumeirah which tend to be for the super-wealthy only. This unit is on the market for Dh6.95 million.

While it may lack the glitz of Cayan Tower, or the endless views from a penthouse in Princess Tower, this property in the Park Island development by Emaar has its own advantages, offering a rare style of living in the marina.

Located along the podium level of Sanibel Tower – one of four towers in the development – it isn't a villa in the traditional sense. It doesn't sit at the end of the road or have a picket fence at the end of a garden with a manicured lawn.

The independent entrance is accessed via the first floor of the building, but where it does come into the "villa" category is how it is spread over three floors – two for living and a roof terrace – amid a built-up area of 3,915 square feet.

Every aspect of the original interior of the three-bedroom property has been replaced by custom-designed furnishings and fittings, including Italian wood and stone. Smart-home technology has also been added.

The main living area is situated on the bottom level, featuring an open kitchen with Miele appliances. The bedrooms are on the next level up, with the master having a walk-in wardrobe and en suite bathroom which has had its bathtub replaced by a large shower. The second bedroom is currently being used for a child, and the third as a playroom or family room.

The property gets more interesting as you head farther up, as the topmost floor is entirely taken up by the rooftop terrace which awaits customisation by the new owner. The waterfront views are spectacular, as they are from all of the rooms.

“There are hardly any villas available in the marina," said Maria Bloss, Dubai Marina specialist at LuxuryProperty.com, which is marketing the property. “This is really a very rare unit. The location is fantastic, right by the water so the view never gets blocked because of construction, and very close to some of the best shopping and dining in the city."
